Description

– Identifying viable sites in markets for redevelopment projects that strengthen the firm’s growing portfolio of multi-residential apartments in GTA and GTHA Markets that have potential for re- development for Multi-residential Apartments, according to the Municipality/Region Official Plan, Secondary Plans, and Zoning By-laws
– Performing Entitlement Review, Initial Zoning Review, Feasibility Assessment including Market Study
/Viability
– Interpret Land Use Policies and to create visions for the site and recommend future potential, scope and best use of site
– Assisting with initial pro-forma budgets
– Determining Development Charges and all application cost calculations
– Preparation and submission of all required planning applications and municipal compliance requirements
– Obtaining planning and development approvals through the coordination of various planning and building application submissions, including Official Plan Amendment, Zoning By-law Amendments, Consent, Minor Variance, Site Plan, and Building Permits
– Coordinating Environmental Ph 1-2 consults including Hydrological and Geotechnical assessments
– Preparing materials such as reports, memoranda, and presentations for internal circulation updating partners and investors on project status, educating on relevant planning and development practice trends, community consultation strategies, etc.
– Compile information for CIM (Confidential Information Package) and other reports and presentations for investors
– Liaising with municipalities, government entities and agencies, members of the public, and consultant teams to ensure projects timelines and milestones are reached as scheduled and within scope
– Assisting on development management projects through coordinating and team leading on various tasks in the process

Qualifications

– 3-5 years experience navigating planning approvals processes
– Familiarity with the planning process and policies of various GTHA and GGH municipalities
– Post secondary education in Urban Studies, Land Use Planning, Land Development, or related work with a strong background in residential development
– Ability to meet deadlines with minimal supervision;
– Strong analytical and problem solving skills with keen attention to detail
– Excellent written, verbal, and presentation communication skills
– Highly motivated, organized, and able to work independently and as a team contributor
